Yeah, they have nice systems, but you can save $6000 in a "membership fee" and like $200 of an ongoing monthly fee and access similar or as good systems somewhere else without paying that much.

If the current home can rent at or above an all‑in payment with a small reserve, keep it and move to a cheaper primary using low‑down financing, then stack cash for the next buy; if it won’t cover, sell it, boost your down payment, and buy a simpler, rent‑ready SFR/duplex in a C to B area so you get a quick win.

As a broker, my biggest pet peeves are hard money lenders circumventing to my clients, not being upfront about fees, asking for a commitment fee prior to issuing loan docs, and "matching" my broker fees, even though I underwrote the file, got the client, and did all of the processing work.
