Long ago, when I was first starting out, (30 years ago now) we had to use our noggins to figure out where to find properties that no one else knew about.

You’ve got the mindset and the drive — stay patient, keep learning, and that first property will open every door after it.Sorry to hear about your Dad, but I'm sure he will be proud to see you being financially smart, and with your current mindset you'll be there in no time. 

He says he is completly broke but i know for a fact that he has rental properties in Texas (always bragged about this) but claims he is flat broke- what a croc.

I am refinancing the property to my LLC.
