So picture 5, 6, 12, 20 people get burned hard selling SubTo and when investigated they find a common theme of the various parties all tying back to ____ that they now play ignorant to there actions and firmly point the finger up-chain to their "Guru".

I have a title claim going right now and the owner of the title company in MO is sending emials to the wholesalers demanding them to pay back the fee and of course the wholesalers are telling him to quit e mailing them they have nothing to do with it and are not going to send a dime back.On that particular deal I have a lenders policy so all is good for us on that claim.. but I did get burned for 20k a few years ago when this became a real issue to us..

@Christopher Carrese Gougeon Unless you have a LOT of landlording experience already or money to burn on your "trial by fire" education, you're better off hiring a Property Management Company (PMC).Also, some of the highest cashflowing properties are NOT in areas you'd want to invest in.Here's some useful info:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Why is Property Class so important for investors to understand and apply in their investing strategies?
