If DTI is an issue as you say, then the DSCR might be your best bet, but most DSCR programs aren't set up for a renovation.

I'd be willing to bet that with your current rental, you'd be able to find some sort of funding for your next purchase.

I bet when you do that they will be willing to renegotiate and/or be more forthcoming.

I bet they are pounding on this guy hard to. 

When you do STR rentals for those months in your slow season, I bet you have lots of empty days. 

I would say 99.9% of these calls /emails go ignored because they come across as spamIf you do not have a specific message with a way you can assist them and an opportunity that has already been fully vetted with all the numbers then it’s a waste of our time.Your best bet is to go to conferences, and prior to the conference check out who is attending and set up some meetings at the conference in advance to meet them in person.
