Was surprised at how bad of a deal this one turned out to be

In my humble opinion, that calculator is trash for DMV deals.

Investors are adapting by layering funding sources and getting more flexible with deal structures, particularly in fix & flips, buy-and-holds, construction, and commercial investments.For fix & flips, most investors still lean heavily on hard money lenders who typically cover around 85–90% of the purchase price and up to 100% of the rehab budget.

I’m a real estate agent who works with investors, and I’ve been hearing similar feedback lately: auctions are quieter, and fewer people are stepping up due to fear or lack of access to cash.From what I’ve seen, it’s not that the deals are gone—it’s that many investors aren’t prepared to act quickly on distressed opportunities.

I’m looking for some input on a seller finance deal I did couple of years ago (prior to joining Subto).
