Also consider the quality of your furnishings: Provide nice towels and linens, and avoid the crinkly plastic mattress protectors (my personal pet peeve as a guest!).

If you don't have in-unit washer/dryer, no parking, no storage, don't allow pets, don't have a dishwasher, etc. those could all be reasons people have passed.
