The major issue for me is NC governments is not as friendly to STR investors as TN. 

That agreement should say who manages the property, which decisions require both owners, how budgets and major cap-ex get approved, and what happens on a funding default.

I feel like there could be a major opportunity for people to capitalize on with people asking ChatGPT questions like "Where is the best place to live in XYZ" or "what type of house can I buy on X salary", or really just any question they may have about real estate. 

We regularly come across loans at 25% LTV where you would then be sitting under 20% LTV against the collateral - Typical loan duration is 2 to 8 months- Typical individual loan amount in the $400k to $800k range- Majority of assets that fit our criteria seem to be in Texas at the moment.

Not indicating they all are like that but majority of them.

Interestingly growing up my family mostly vacationed in Puerto Rico as my grand parents were living at the their home in Vieques for a majority of the year, in my young childhood they owned a hotel in Lincoln, NH one of the most popular mountain destinations in New England.

Major draws include University Research Park, PNC Music Pavilion, and the light rail connection into Uptown.
