Another point, I have a W-2 income (spouse is stay at home mom) where I am already above the social security tax income limit.

A properly installed radon mitigation system with post‑test results under typical safety thresholds doesn’t devalue a property; if anything, it reduces a future buyer’s objection by turning a health risk into a solved, documented feature.

maybe the answer is some sort of Hunters safety course we all took as kids before we got our first guns.. you have a investor safety program that is not a guru LOL..

None of this shows up on a city checklist.Set it and forget it calendar rule: Once a year, I load ALL recurring compliance dates (local rental registration renewal, Fire safety notices, Lead / window guard, annual inspection deadlines).

What is important to you: safety over high returns, or highest return possible?
