I'd recommend focusing on brick homes on good streets that need $20k-$40k rehabs.

This feels like divorcing your current awesome spouse just because you found some interesting things in some random person on the street! 

There is a unit across the street from ours that is being advertised through Zillow by a real estate agent for just under 4 months now that and has received Zero inquiries let alone any submitted applications. 

The founders either had internal capital or had the ability to borrow the money from Wall Street or private equity to get rolling. 

I would stay far, far away from sub 100k rentals unless you live down the street, that's all you can afford, and you are an expert at operating low income rentals and all that comes along with it. 

That may mean liquidating assets (a second car, collectible Pokemon cards, motorcycles), whatever can generate some capital to eventually leverage into a down payment.

Short of walking down the street (lucky if you have a sidewalk) everything costs money.

Underwrite income first, then sanity‑check cap rates by submarket; prioritize blocks with stable schools, off‑street parking, and low renovation exposure.
