Why doesn't the gc just hire security there during the day.

Depending on these answers, you can find ITIN loan programs for hard money, but DSCR programs that fit true ITIN borrowers are few and far between in my experience!

there really isn't 'cash flow' anywhere right now with interest rates where they are - you are just not going to find cash flow in B-class neighborhoods with conventional debt.
