He isn’t reasonable and Given you did all that I would go formal and hard:Notice on the door reiterating timelines and say you have issued instructions for contractors to stay within those limits and saying you have gotten reports of hostile action from him/tenants Say any further incidents will result in immediate consequences including up to an including reporting to law enforcement (restraining order?)

There's what you can control: checking your existing lease to see if terms regarding plumbing maintenance are spelled out, adding something specific if it isn't there, showing the tenants how to fix this themselves, removing the disposal (this is what I and my PMs always do; not worth the hassle), instructing the tenants that future clogs will be there responsibility personally and financially.

If she means October's rent, then you will prorate it for the number of days she's there, but she must pay up front.She was given instructions on what to do when it was only restricted to one small piece of furniture and when there was no evidence of it anywhere but on those two pieces of furniture and I'm guessing she didn't do anything AND she kept the furniture with the mold on it allowing it to spread.

I, too, took the RE licensing class (in 2002) but per the company attorney, I was instructed to NOT take the final because my focus was for company acquisitions, not general public brokerage.
