Wow,Looks like we have 2 situations both explaining similar things in that they were not given a refund on a 60 day money back guarantee and both times, the excuse was the emails were out of date.From a business orginational standpoint, looks like Eric gets an "F" here and the excuses seem lame to me.$97 is certainly not much to risk and a very fair price, but if there exists a refund guarantee, and it is requested, it should be given immediately.

If the tenant is paying on time and keeping the property "nice", than its hard to evict them.But like you were saying, if the house you bough was not taken care, and you could see some damages, than this is an excuse to legally evict a tenant.
