$5,500 is probably two years of your cash flow. i will second and third the gravel recommendations. had a 10 ton gravel dump truck show up for $500 before, so unless that's against the city code, i'd go that route instead.

Generally we use "haul out" crews to come at the end of the day and load a truck with garbage to take to the dump.

He is worried about his truck and his tools, not worth it he says.I have seen a lot of houses over the years that have been "remodeled" remotely and I have seen the "quality" of work that can come without the owner checking in person.

Then with rental increases and refi you likely have 200 to 250 spread between debt and cap rate with monster cash flow for single tenant passive NNN property whereas if investors waited the sellers typically sell on 75 to 150 spreads in lower debt market times.
