At renewal time, if I offer 1 tenant a renewal at $990 per month, since to me they are pure profit, but offer the other tenant a 12 month lease at $1100 per month, to cover the $100 of my time I waste on them, could I be sued for discrimination?

Does the type of income or way I'm taxed effect what kind of loans I can receive.

Is there more effective techniques?

We were looking to buy... but renting seems to a much more cost effective option.

I'm thinking about adding some value and exiting with a short term hold (3-5yrs) to trade up via 1031.Occupancy will not effect your financing when you are buying above 4 units.Mark
