I wholesale here in South Florida MLS deals and Off market deals - I m just humbling saying that at my opinion it all starts with motivation and knowing your Buyers - MLS deal I focus on more on the properties and areas where I know my buyers like the most to fix/flip or fix/rent - kinda of reverse wholesaling and then I look for those kind of MLS deals and I work with the Agents - if the seller is motivated and I know my Buyers are ready I present offers that makes sense - for sure not $ 1,000 EMD with 15 days inspections - we need to talk the Agent's language -this works well for meon the other note I come sometimes across Off market deals where Seller are not so motivated or totally unrealistic and their asking price is not making sense - so at the end of the day what I want to say that a good deals is a good deal - no matter MLS or Off market -  for me it is all about motivation and having a solid buyer's listI agree with this mentality
