I am fine with productive discourse but when it is arguments from theory, 2nd/3rd hand knowledge it's just.... well it's a waste of my time to be honest, I can not help someone with their perception of instruction on something they have never experienced, especially something as variable and "wild west" as terms deals, as I have said the whole segment of the terms.... dream it up and that could be it the only rules are both parties agree, can legally enter a contract and equitable exchange of goods, services or consideration (contract'ese for currency).

I'm planning to instruct them to send a formal rejection and hopefully get my EMD back asap so I can move on with my life.My agent keeps telling me "no investor would do it this way, you're not seeing the potential here, it's in good shape, blah blah blah" and I think he's mad that he's not making an easy $6k on this deal.

You will need to make your tenant aware of this added bill if you expect them to cover it and will need to send proof of tenancy (as in a copy of a lease) to the BDCD and specifically instruct them to forward bills to your tenant.
