Most of their carpet is "exclusive" for HD from the manufacturer too so you'll have issues finding the same carpet elsewhere and can't compare pricing.

possible but unlikely, because I'm buying homes specifically to rent, I expect the tenants to be somewhat hard on the house, and I would never manage that a/c transaction so stupidly.)I could go on, but I've found nearly all of the conversations I've had about this have ended up with the story-teller relating some problem that's ultimately of their own manufacture, and could've been avoided by management knowledge you get here, or just basic business sense.

I like it because we have a solid blue-collar employment base that is specialized in manufacturing, we can buy properties at cap rates that allow for strong predictable cashflow, and then we can execute our business plan to pull some value-add levers and increase the net operating income.

Mobile homes come with a stigma and I've seen people who need homes openly refuse a mobile/manufactured home because of said stigma, despite the purchase price being significantly lower. 

This shorter construction time effects loan costs.Modular manufacturers benefit from purchasing scale.
