Does anyone give clients a gift or something nice to make their moving day easier/better?   

They have the gift of time especially someone in their 20s.

Reserves cannot be derived from a gift.

I believe that my most valuable asset and gift from God is children, not the real estate that i hold.Success is more than reaching a certain networth or passive income.

This is a bit risky and technical (need a good lawyer to make sure you arent gifting the system to the seller if they get cold feet) but otherwise can work.

In tough rental times (like holidays/winter), I have offered an incentive in the form of a gift card if I'm having trouble finding a tenant.

Based on the screenshot below, you are using manipulation and false pretenses by offering to send a gift to my office to "Kill us with kindness" so we "Don't F@#$ you over on the next tenant" when in fact you "aren't in love with Ohio Cashflow". 

It was my gift to myself for all my hard work.

I am not in residential but I have seen before where for open house brokers and agents write a price with name they think it will sell at and place in a fish bowl before they leave.Out of the responses there are a few drawings for gift cards etc.You open all the papers and average prices out.

And does your calculation take into consideration the fact that an entire town can burn down, and the only assistance the government will give you is a $700 gift card?
