But don't let that deter you if you feel you need to go out of state for your first investment.Just make sure you go and see the area you plan to invest in so you are familar with it and feel comfortable.NJ is a very tough state to be an invester in.

Not only do I require that the tenant gets all utilities in their name before move-in, I VERIFY it was done by contacting the utility companies (or by being contacted by the utility companies for those where that is the normal practice).

Within my lease price, BMW covered oil changes, brakes etc.....Coincidently, I wrecked the car about 2 years later...got my car back after repair...drove it for another 6 months and turned it in..
