Many buyers/homeowners like the fact that there is someone looking to protect their home values and that there is someone willing to fight to ensure that their community is properly maintained.

It's a personal preference.The main thing to protecting your assets is running everything properly and exactly by the law.

This person being threatening may make you react, step back and think is it worth it?.

Plus you can easily enforce if properly executed.

That is proper.

If not, then get somebody there that knows how to properly winterize the property (with an air compressor, not an air tank) and RV antifreeze in all traps and toilets after getting the water out of them.

I know of none unless you are in the private lending space with a good track record and the proper contacts....so private money would probably fall in that category.

They are not confused, like an owner might be, as to the idea, a properly priced listing produces a sale in the normal marketing time for the area.Gaining an understanding of who you are actually negotiating with may affect the strategy you use to negotiate and the offer level you put forward.

They do all have the proper hearths, screens & tools.
