We have had a fully booked month in March and April until airbnb emailed our guests to let them know they could disregard our refund policy and cancel without penalty.

I have about 40% of the cash to put down, and seeking another 60% from a partner.

I would be interested to know in general how you find operators in order to be a truly passive investor.  10k foot view is all I am seeking.

Waiting until the end of the year could subject you to penalties if you didn't pay enough during any of the previous payment periods (even if you ended up being due a refund when you finally filed your tax return).

I don't believe he is one to seek out these opportunities I just think he knows the ball is in his court.  

Typically as a PM you will oversee employees, handle budgets, help set leasing targets, etc. and this is all relevant info as you start underwriting your own deals, seeking financing and talking with investors to raise capital.
