If what they want is a small property, educating them every step, and a 1 in 1,000 property in a seller market the broker/agent needs to really think and might say " Thanks for wanting to work with me HOWEVER it would be a disservice to you Mr. or Mrs. buyer because I would not have the time to properly dedicate to you on a deal this size."
