And you will find the same thing with setting up a Google alert or taking random syndicators off of BP: you are not going to want to invest in the vast majority of those deals, and most will be a complete waste of time.The way I find deals is that I network with every single person that I know to find out what they are investing in.

Prepare to have your horizons vastly expanded.

It has an array of neighborhoods and price ranges, but overall it is reasonably priced compared to most larger markets.  

These two have vastly different value systems and they are both immature.  

I don't currently own an investment property myself but I do have vast knowledge on investing.

Honestly, if you cant carve out at least a minimal degree of time to learn and understand this vast process, Iḿ telling you things wont turn out good. 

Neither of these is an option in your typical condo (as the vast majority of condos in our market are 2 bed, 1-2 bath units).Have you looked into the Washington State Housing Finance Commission downpayment assistance programs?

Lots of great information here already posted, but as a local agent near JBLM I just want to add that the market in the south Seattle area and even north Pierce Co. area is vastly different than the market in south Pierce and north Thurston near JBLM.  

The market is vastly different now than it was in 2022.
