Rebecca Bryant , since the seller usually pays for all agent commissions, I would find your own buyers agent, not the listing agent.If you don't know a buyers agent, ask your contacts for a recommendation or do an Internet search for the brokers in your area who are highly recommended and frankly one who would be willing to work for the 2.5-3% commission on $36k.Then have your agent setup an appointment to see the house.Make sure you get an estimate on the rehab and that the house can be financed (condition and the fact that it is listed for below $50k).

Anyway, some governments and merchants have started working together to revitalize cities and neighborhoods (appreciation), walking distance is becoming more popular (appreciation in small pockets), internet allows for more distance (unfettered) based jobs, unfettered jobs allows for more travel (airBNB and rental markets in higher demand), high unforgivable student debt suggests renting longer than previous generations.

I am newbie and have not figured our how to navigate through all of Bigger Pockets or the Real Estate investing internet world.

They need to have internet access and be familiar with their historical credit data to be able to get through the questionnaire.  

depending on the state unrecorded land contracts are treated just like Deeds of trust  only worse you have to judicial foreclose them.I suggest you spend a little money on a local RE attorney there in your state.. internet is a dangerous place to look for these types of answers.. as they will vary wildly as these things are state specific.good luck with it...

. :)I too have a web design company, and like @Carlos Rovira, recommend you also look at Weebly (affiliate link), which I personally have found to be the easiest of the big three (WIX, Weebly, Squarespace) for non-technical entrepreneurs. 

I intend to present to the court my Straight Talk phone bill of $48.35 and my Charter cable and internet bill for $112.54, and, finally, my water bill, including sewer, for less that $20.00 per month.

I know I can get the information through the internet or town halls but I guess I'm stuck.
