I am looking for a long term investment eventually leading to a massive company of building apartments.

An owner selling by themselves can forego/accidently overlook certain steps in the transaction whereby a licensed agent would be compelled to expound i.e. inspections and disclosures.I would limit my exposure by offering owner financing bad credit ok with 5 or 10% down, then sift thru the possible leads for someone who qualifies for an 90 to 95% sub-prime mortgage or who has the best possibilty of qualifying for one in a year.

He left out the important addition of a 1/2 bath, and did a cheapo kitchen makeover.Another had two guys who ignored her advice to to just replace the kitchen cabinet doorss and instead ripped the cabinets out, exposing outdated wiring and leading to $8K in electrical work and a 5 week delay!

I wanted to take some time tonight and send out a post that I hope many will find useful and will help the quality of leads many of us are seeing on the site.

I think honesty is still the best policy but one of the richest real estate investors I ever met said, "The road to the first million leads right past the prison gate."

I've looked at several on paper and have found a few that look like they would generate decent cash flow.
