I am struggling with how to calculate school tax and property tax when I am analyzing properties and am not sure if there is a preferred method in figuring this out?

Which flooring do you prefer?

Greetings all,I live on the the Olympic Peninsula, WA and have been looking throughout Washington and Oregon for something that cashflows, preferably a multifamily.

- What is your preferred method of payment? 

Do you prefer to send postcards via direct mail or leave on their porch or doorway?

They never did fulfill (in our opinion) the warranty...they charged a service fee and didn't replace/repair the appliance like we expected.On the other hand, now that I am a real estate agent, I offer home warranties through a preferred vendor to my sellers and buyers.  

plus i don't like the idea of all my eggs in one basketd) i could hire a property manager but they really eat up the ROI and i still have to pay for the materials and subcontractors they hire to fix things anyway.current plan / train of thought:so my current plan is to sell my properties during 2022, use a 1031 exchange and invest in DST (Delaware Statutory Trust) that specialize in multifamily properties preferably in states without state income taxes.

I personally prefer regional/local mutual companies as opposed to the large corporate insurance companies.

Im currently on a mission to find myself a great real estate agent (preferably one who is an investor themselves), a great property manager, a great lawyer, and CPA.
