You can gain some time on your purchase if you want to go under contract before your sale occurs by using longer due diligence periods, or extended closing dates with additional earnest monies down (if you use your own funds for this they can be returned at closing so only the exchange proceeds go forward).You can also generate some wiggle room on your sale by pricing and evaluating offers that come in.

I can save money from my job and I plan on saving all of the income that we generate from these units until we have about $10K saved up for emergencies, and then the rest would go towards another rental.I was thinking the same thing, in the beginning it won't be a problem to manage them ourselves but when we get too many units eventually we would probably want to hire a management company.

So really there is no way you can be charged for generating a mortgage as the credit isn't even tied to one home though in 99% of cases the tenants will use it towards their current home.
