You might try getting a credit from the seller to use as you wish ( have to get lender approval ) because they might just want to pay down the amount of loan amount to start which does little to nothing for you.Some sellers will give you the credit and walk away and others will want it escrowed and a release each month based on if the tenants are paying or not.Being mom and pop tenants you need to know if the seller has received rent abatement notice letters yet.

Most and i would say 99% of true HELOC's give the lender the unilateral authority to stop any further advances on the line and to call it.. would be rare they actually froze it and foreclosed.. but freezing it sure this happened en Mass during the GFC.. and the main issue is you dont know it until you try to access it.. the letter saying its frozen shows up about 30 days later :(
