i would suggest trying different exterminators... and check their processes.. 

Appraisers only incentive is to low-ball and NEVER come in over the contract price (by definition of what they are doing and why), therefore it is useless process (unless the purchase price is way way out of control).Appraisers are just costing people money and cannot provide a more accurate valuation than within 20%.

More than that, the sewer line can separate in the process of leveling.

List it at the correct price point, and your p/s will be subject to lender approval of the sales price.This process can take a long time to complete. 

I think holding in your personal name with an umbrella policy may be similar risk wise to holding the property(ies) in an LLC but with perhaps lower overall costs after factoring minimum taxes and fees associated with an LLC.Perhaps an atty could tell you what the process would be for transferring properties into an LLC, but I don't imagine it would be difficult.
