Hi @Eddy Wehbe, brokers are doing the work that you don't want and, in a lot of cases, can't do (think of connecting you to branches that understand and are able to help investors, providing mortgage products that normally wouldn't be offered, getting rates that direct banks are not giving).

You can reach out to businesses that would have interest in your particular audience (make sure you know your expected attendance and demographic); such businesses may include local car dealerships, fashion accessory companies, hair/beauty care product companies, catering companies, etc.

Depending on the sqft. of the apt, you could also lay down 1/4" plywood everywhere (glue and screw it down) to add a little more thickness/rigidity and then use a 3-5mm LVP product on top.
