@Charles Montgomery remember one thing, Real Estate is a numbers game.

General cleaning or damage deposits can be charged, if all residents are similarly charged.Please remember that a housing provider can hold a resident with an assistance animal liable for any damage the animal causes.Can a housing provider limit the number of assistance animals?

I remember that there was one around Christmas about 2 years ago at the ACRE meeting, but I cannot find her contact info anywhere.

Remember to document and include the mileage.Ask your CPA (hopefully it's someone who owns properties) to help you figure out what else you can categorize as business expense to write off against your rental income.

@Kyle H  remember AIG  there could be mortgage insurance involved in the thought process of the bank or lender bidding the full judgment amount. 

Nice place, however not much for industry/business at all that I can remember, primarily vacation homes and retirees, all very wealthy mind you (likely a lot of 1%'s in the area) but I'd think this place would be much higher risk than a city with more economic activity going on than tourism and snow birds.Id guess it's over priced at a 6 cap and you could do much better somewhere else.  

For now I'll just remember to tread lightly when I hear someone's in pre-foreclosure, and seek more advice.
