@Nathan G.  2.4Ghz will handle up to 450Mbps so it should always be enough to handle most loads and before I purchased a Google WiFi I would try and spread the bandwidth between my streaming devices and regular devices between the 5Ghz and 2.4Ghz. 

Now, I am using a normal lease that would be used on a regular property, but as others said, you can be picky with who you choose.

You can run numbers using comparable listings in Airbnb and VRB, etc, estimating startup cost to mortgage, insure, furnish, staff (cleaning, landscape, etc), and utilities and supplies.

I am a bit concerned that near term constant increase in supply would drive the rents downward.

As a landlord is it my responsibility to fix the lawn with new sod etc if a tenant has not been watering the grass as regular maintenance?

The regular property taxes are included in my monthly mortgage payment, but not the quarterly sewer tax.  

In this case, whether they broke the blinds or brought their own fire extinguishers you have evidence that you supplied them and they are now missing.

I have got a quote for about 3200 for supplying material and installation (paint not included).
