@Gary Carver I don’t think anyone is saying there isn’t money to be made by savvy investors with local market knowledge, boots on the ground, experience dealing with high-maintenance tenants, and sophisticated or brute force rent collection techniques.

Yes for example somebody will steal the photos of a listing and try to market it as their own and collect an unlawful deposit over Venmo I use do that all the time 🤷‍♂️

Full disclosure, complete honesty and dealing with only sophisticated sellers leaves little room for prosecution.The view that sub to, or any other legitimate real property transactional technique is illegal or immoral because it CAN be abused is a simplistic black and white view of the world, and based on a simply incorrect understanding of the law and contracts.
