As I was mentioned in this thread I did have long conversation with Robert and he sent me a mountain of back up on his research and cost analysis which to me at first blush look in line with what I am used to seeing in less expensive markets..When I was building infill in Charleston SC I would wonder out to suburbs where DR was building and I could not even build the homes for what they were retailing them for..

It will be a lot easier to find cashflow in a smaller beach/mountain market as a vacation rental. 

One of our properties is totally off grid and in the mountains, so "utilities" consists of filling the propane tank once a year and the diesel generator every couple of months :). 

I spoke to some friends who own rentals in the mountain towns today, and they’re looking at 25% collection rate.

I'm currently in Los Angeles, and dreaming of moving to the mountains, nature and woodland, so TN has a lot of appeal for long term investments. 

Some of my hobbies include Mountain Biking, Hiking, and 3D printing.After renting for the first couple of months I decided that I wanted a new approach.

It takes massive amounts of energy to build it and the mines where they get the materials release co2 from ground into atmosphere.
