100% we go all in with our houses- we have 2 beachhouses in ocean lakes just outside sufside south carolina by myrtle beach.stunning colors, high end furniture, the best linen packages, we are now adding 100% artifical grass at the entire lots(smaller lots) to both of our properties just to make them pop vs the other homes around us and eliminate maintenance.its all about the experience, just as if a guest finds a dirty pillow case, they start picking apart your unit top to bottom. goes the same with the quality of the house- higher quality and level of service = higher reviews and higher revenue.we stay in ours a lot and between the two 4 bed, 4 bath we book around 160k per year gross.One thing i would propose as the weekend group statement and upscaling are two different issues.

@Colton Duke"a flip using hard money and a private investor which i could find relatively easy"whatever you do, flipping is tough right now and i would strongly recommend against borrowing 100% of the costs, which is what i think you're proposing heregood luck

If the proposed insured is a married person or member of a registered domestic partnership acquiring title as his/her separate estate, the Company will require a Deed be executed by the spouse or registered domestic partner of the proposed insured to establish separate property.
