So far, it seems like about 4-6 foreclosures in that area, but I haven't done a complete check-up.

Checking is an option, but doesn't usually get you far and eventually you have to make the bet or fold decision. 

Should be, but your language is a bit less than precise* so good to check on the details with a professional (*not at all unusual or surprising as most peopled don't do this every day).

We're nearing the end of our due diligence period, so I wanted to double check that we weren't getting ourselves into a mess before our money goes hard.I also wasn't sure whether to have the current owner fill the units, as I've heard horror stories about owners just filling the units with warm bodies in order to show the higher occupancy on paper, when in fact, they turn out to be not the best tenants.All that being said, I absolutely agree that this is a glass half full situation, as we will get to push those rents sooner than expected.

@Christi Hawkins  Much like the auto industry  do we think everyone pays the exact amount for a vehicle .. do we think someone who sits there and grinds away for 8 hours might pay a little less than someone not as familiar or as good as another in grinding the salesmen the manager who gets the hand off and the close.this is why I LOVE Tesla you buy on line price is the price for all of us.. and it takes exactly 3 to 10 minutes to buy the car.. its GENIUS.. and why its such a threat to big auto... if you have not been on the Tesla site check it out see how easy it is to buy a car.. the finance part is auto matic too just put in name rank serial number and your approved almost instantly..you do need to put 2500 down on your credit card then they configure and produce your car..
