After 30 days passed you then have to file an eviction case then you have to win then you have to have them evicted and if after they have been physically removed they come back, now they are a trespasser. 

In certain states title companies can provide an affidavit for the court asking the judge to "Set aside" or Vacate the judgement based on new owners.The court or collector could then re-file the judgement against the correct person as a "floating judgement" or lien against their property/assets.  

They will be the ones that fill out and file your paperwork for you. 

Would the buying party have a potential case against the seller if they are wishing to pursue the sale under the addendum, or file for a breach of contract case?

The way around this seems to be file a separate tax return for the LLC.
