Tenants constantly breaking their lease early?

Hey, I’m a Realtor in Staten Island- there’s plenty of multi family homes near the bridge (on the SI side) that could work for a house hack and don’t cost an arm and a leg.

After a few months searching online (part time) for my first new deal, I believe I have found it near the Riverside area.

Assuming that if I lived near family starting out and moved 5 years later, I'd have to start all over with building connections and learning a new market.

It would be networking with brokers, posting to LinkedIn like @Scott Wolf recommended, constantly asking for referrals from other people and property management companies.  

Maybe I'm looking at it the wrong way.Also, I need to decide whether I get another house near my single family or my 4 flex (single family is in better town, 4 flex is in a smaller city with lots of diverse issues and tenants that flip flop from place to place).  

I come from a working-poor,  paycheck to paycheck background and have to constantly remind myself that one must spend money to make money--but this seems like SO MUCH money! 

So I just got back from Mexico and I noticed nearly all the houses are built with cinder blocks.

Any recommendations on countertops would be appreciated near Saint Paul Minnesota.
