We gave notice to vacate, spent $10,000 on renovations (painting, new floors, new hardware, re-glazing bathtubs and surrounds, new vanities and mirrors, new lighting) and about $5,000 on furnishing (beds, bedding, couches, TV’s, tables, kitchen supplies, and décor).

I am thinking the best course of action may be to raise the rent by 7% on Dec or Jan 1, then aggressively raise it each anniversary to catch up to market rates as recommended by @Eric Mcginn.Lesson learned the hard way!

A nice sunroom feel- use a pull-out couch for an additional bed, but lots of pillows for decor or a comfy reading nook, a board game spot for people to sit and enjoy the sun (though all those windows) and play games, and maybe a Foose-ball table or air hockey, - make it usable for lots of different people that may stay there.

@Jay Hurst posted the image above, the full hit is 2.125%, 1.9% probably correlated to some nice round interest rate increment, X.25% or X.5% or whatever.So that means you're presumably getting ballpark the same rate that owner occupants get, from that lender.You could switch it up and have it fully absorbed into the rate, instead (I'm given to understand, mostly from other posts on this forum and others, that some lenders have discontinued this option -- any independent mortgage broker should still have it, though, since I still have it, and I'm not a magic unique unicorn).
