I am looking to just start out in investing.I live in a high priced market (Boston) I’d like to start investing in real estate but am wondering if it would be better to invest somewhere that is more affordable with better price to rent ratios, for example, fort Myers Florida.Obviously, I would need to pay for property management, but if returns are much better and out-way property management costs,wouldn’t this be even better than being more “hands on” close to home in the worse performing area?

Even if the tenant used a legit person or company with a receipt it would be likely higher than what you could have gotten it repaired for.In this case it sounds like the tenant might not have even had a repair performed and is running a scam.

Also look at Craigs list, the off campus housing office, etc to determine the market rent in those areas.Use this information to determine what would be a reasonable price range in which you could purchase one of these properties, perform any needed small renovations, live in it (and rent out the other spaces) though out your time at college and come out ahead in the end.Once you have your analysis, it's time for the business case.

you will need a private money second or a money partner.Things to watch out for: Only use a reputable lender, watch out for all the fees (appraisal, loan app fee, processing fee, notary fee, points, etc), be careful of those who may promise one thing but have more intention or ability to perform on it (over promise, under deliver), and make sure you fully understand all the docs you are signing.
