If you are looking into getting into a market that isn't already highly competitive for land like Ontario or LA, I know that San Bernardino has plenty of available raw land next to their new, state of the art airport.

We feel better to let our competition have them and maybe they would be a better fit.

I am from a small community of only 3,500 people and don't have much competition as I am the only flipper in the area that does more than one or two flips a year. 

I primarily drive traffic to my website, cherry pick the leads I want and then sell the others to my competition for a nice revenue stream. 

There are limited affordable apartments with these included so the competition is fierce for these units. 

I live and work near a number of major highways in the DFW area (a seemingly hyper competitive REI area), so I was contemplating bandit signs.  

The NOI is 9.5% which is very competitive for the area.The only questionable thing with this deal is the current tenant seems to be paying above market rent. 

I had a feeling competition was probably pretty high right now.
