Assuming unit 1 and garden are on same furnace, you can also put a remote sensor in garden unit so you have a way of knowing that garden unit is warm (assuming there is no thermostat in garden unit).

In this case I would go condo, if it was on a lot that you owned I would go manufactured/mobile home

I do have a septic and after doing some research it can handle at most 10 people so I just informed them they would need to bring mobile restrooms. now to see what they say...
