(We are going to have a contractor out to get a better idea on this, but all rooms have holes in walls, none have acceptable flooring, neither bathroom is functioning, the heating system is not functioning, there are broken out windows, though the intact ones are replacement.

Depending on when the condo association organized, they have a lot of authority on when you as the owner may be on the hook for large amounts either through special assessments or from back expenses (which FNMA should deal with prior to sale, but be careful).Second, associations use their dues in different ways - @ $125 per month, I would guess that most large projects are funded through special assessments rather than tapping into a reserve that has built up collecting $125/mo from each tenant.

So far from what I've seen if you bought in bulk you could then dissemble and sell off the piece you do not want as location wise it's still somewhat desirable especially for potential medical use or other office/retail functions that would go well near a hospital and on a main arterial road.

Of course I'd like to see results faster than that if possible.Things I am uncertain about:1 - Whether or not to separate the lead generation/prospect management function from the underwriting/due diligence/paperwork function - ie employ two part time people rather than one full time person.2 - Compensation structure for the lead generation person - pure salary?

I am not real familiar wit Home Union, but from what I can gather, the additional fees they charge for services is something that a well organized, professional property manager and Turnkey provider can provide.
