They'll send you all the books you'll need along with online videos, you watch the videos while reading the books, highlight and tab what they tell you to.

I do not know anyone who has chosen to go this route where dirt would need to be brought in with bobcat. 

If you don't know typical Cap Rate, I'd encourage you to pause on your online bid.FWIW, I never believe anyone that says it is 100% occupied and NOI, by definition, should include taxes and insurance.

@Darren Ferguson usually online apps and software are optimized to work on phones or tablets.

Similarly with the rent ranges - make sure you get opinions from property managers, online tools (rentometer, etc...) to see if your rental estimates are current.
