The appraisal came in at $330,000 - I was astonished.I rebutted the appraisal with solid comps supporting $372,000 and saved the deal by getting the appraisal increased by $15,000 to $345,000.BTW - if you want to absolutely demolish your own reputation, then tell our military veterans that they can not use VA financing to buy your property.

We are on a Christmas tree farm, so that's nice, but we're in a location that is literally not on the way to anywhere (since the Gulf of Mexico is about 50 miles to our south and I-10 is about 25 miles north) and has absolutely NO tourist draw (just a rural area that's coastal plain with a lot of oil fields and cattle).

Absolute worst case scenario for the investor is that if the Short Term Model does not provide the returns desired and they want out, we can just sell the containers ( or the investor can be bought out) at no loss of investment.

I am a single member LLC so while I did do an operating agreement with another site (there was a trial period so I completed the form and then cancelled my membership, but may return in the future)...just for formality sake...I didn't feel it was absolutely necessary.
