Through this I’ve gotten comfortable with the Rental Calculator, I’ve found ways to get public information, information from management companies on better more accurate numbers for utilities (mine were over, but I left it that way), created relationships with a broker/agents/other investors who now know me as a numbers guy, and those same people seem willing to continue to work with me reach my goal of owning my first investment property (whether or not i house hack it).I’m pretty pumped about that. 

The information's not bad, but like you said it's not entirely specific or accurate. 

I started last night but quickly learned I don’t have the most accurate numbers to put in the calculator

So Im pretty new to the BP community and recently stumbled upon Mashvisor, a website similar to Zillow, Realtor and typical MLS websites only its dedicated to investors, running the comps and showing potential returns/COC scenarios etc.Wondering if anyone else uses this and if you find it accurate?

The quality companies (if you have any in your area) will rise to top.If I’m not profesional, accurate, and honest in every inspection I conduct then I will one day run out of homes to repair...word will get out in the community.  

In my area they seem to be fairly accurate, but I have only tested it on the DC Metro Area.Appreciate any input!

Is that 2-3 days accurate for your skill level or is that a ballpark based on what you read it should take? 

There are too many delays, home warranty companies hire the least expensive - and often least qualified - to do the work.Home warranties are a gamble.

This step is also very important, as you can really see true colors of the wholesaler you're working with and if they are providing you with accurate information.

Also if anyone has information on how accurate the title searches provided by auction.com are ?
