You’d need to buy the whole street and clean out the crap tenants and start over for it to work which would require losing money up front which nobody ever does so the buildings keep getting bought and sold as the owners burn out trying to collect rent from the drug dealers etc.But that street aside there are plenty of great cash flowing investments in Toledo and 43612 is generally a great area for investment properties.DID not read your post before i replied. but that was my concern.. buy lowest rents in town and this is what you get..

I am talking drug use, hot wiring thermostats to run continuously, over crowding, pet feces, stealing electric, etc.

Everyone missed the true potnetial legal issue: OP coming dangerously close to admitting that he has acted as a fund raiser for his son in law who may be dealing a security: ie connecting him to investors for a fee, with no mention he has registered as a broker dealer with the SEC?  

Right now where I invest, someone is trying to flip a house that's legit across the street from a drug dealer, everyone who is local knows it's a horrible section of the street-- but the flipper obviously didn't care.   

The numbers on your paper don't factor in the drug dealing tenant that causes DEA to knock down the front door and condemn your rental leading to considerable repairs and 100% vacancy for months. 

I had no clue either were doing drugs. 

There’s either drug dealing, prostitution or a combo of both going on.
