Sometimes I'll get an attorney and they want a contract so I put together a one page document with the relevant facts and they are happy.For everyone else I use email to confirm the details.I still have my STR insurance policy.I also have control of the thermostats and water heater via wifi.

Yes it is entirely possible to invest in an area by never visiting the area but if people are planning to have a huge net worth tied to a specific city, you may as well spent the money to visit for at least 3-4 days.The trip doesn't necessarily need to be all business.Plan the trip appropriately - tell your contractors, tenants(if you want), property management companies that you will be arriving ahead so you can meet with them. 

If you do decide to go this route I suggest you visit the area as much as you can.

Try the Events page on BP and do a search for your area.  

Even little things like ALL of their social media links (Facebook, Twitter, Instagram, etc) on their webpage just lead right back to their webpage. 

You just put in the items that are different than the current lease, referenced by paragraph number or page number, and note the changes.

I live about 3 1/2 hours away from where I plan to buy (Plan to buy in VA Beach, live in Alexandria, VA), so I won't be able to visit all the houses in person.
