you can landlord passively and if its only 1 unit then it should be easy to find the right tenant.. post your house through Cozy, and charge them an admin/app fee plus the credit fee and pull their history.. study it and study them.. follow up with their previous residence job etc. and get a sense of who they are .. if you they check out.. then put them on the longest lease they can agree to not to go above 18 mos due to raising the rates

Current property taxes are roughly $1,000/yearCurrent owner pays $350/year for insurance.Current Tenant is paying for electric and sewer (House is on a well, so no water).We think the property will need $10,000 of work to be ready for a short term rental (Air cons, some drywall work, moving/updating the well, landscaping)Our ideal plan is to turn it into an outdoorsy airbnb with a nice backyard feature. 3+ bedrooms in the area go from 60-120/night with ~68% occupancy on airbnb.

Cozy, Zelle, Venmo, etc.Contractors:  For the 25% of the time you decide to hire out, you find easily find and coordinate with contractors through Thumbtack, Angie's List, Google.Any top quality professional property manager hates owners that micro-manage or limit their resources.

Instant added value, age in place, rental potential all very sellable, 3) you'd have to declare your intention with the city and probably have to give up your right to that spot, 4) yes and it will make a nice deduction as it will be used "exclusively" for your business so that will help with your taxes, air bnb and long term rental is totally allowed as long as you get the correct permits from the city for air bnb especially.

I am familiar with some of the differences, feel free to reach out to me to discuss (for example, in the US you own the land and minerals under the surface, and the air above the property you "buy" (this is called the Allodial System), which is different from most other countries except a few.

Addressed the foundation issues.Gutted the home to the studs, removed some walls to rearrange the flow of the home and give it an open-concept feel.New subflooring, sheet rock, windows, doors, fixtures, etc.Upgraded the electrical to a 200 amp service panel and removed the gas utility from the home.Installed new all-electric HVAC including the first central air installationInstalled an electric insert in the fireplaceNew kitchen and bathroomMoved washer/dryer hook-up to main floor What was the outcome?
