Comps are all over the map, but my best guess for market value is $25k land, $70k 3/1 and $30k each for the duplexes for a total replacement value of $150k.I used Brandon's spreadsheet to come up with the numbers below.Asking price $125kRents will be 3/1 - $775, efficiency - $435*4 =$2515 or $30k/year.

The buyer can not benefit from the 1031 Exchange unless he acquires adequate replacement property to satisfy the 1031 Exchange requirements.

Carpet was new when the tenant moved in 21 years ago.I'm putting in new kitchen cabinets, new granite countertops, all new flooring, carpet replaced with hickory, a new window, and refinishing the walls and ceilings.Over the years I replaced all the other windows, replaced the electrical service and totally re-wired the place and replaced all the plumbing.The plan is I'm going to be keeping the place and will raise the rent with the new improvements.

The deferred maintenance to the property includes, but is not limited to, roof damage/leaks/roof replacement ($4.5k), deck repair ($1.5k, gutter replacement ($1k), landscaping & tree work ($1k), carpet replacement ($500), and kitchen/bathroom repairs/upgrades ($3.5k).

I always keep a mini fridge handy to run to an apt if a fridge goes to out to hold them over until it's repaired/replaced.
